What is ICF construction?
ICF stands for insulated concrete forms. Interlocking foam blocks are stacked to create wall forms, then filled with reinforced concrete. The result is a solid concrete wall sandwiched between two layers of continuous insulation — extremely strong, energy-efficient, and quiet.
Why is ICF a good choice for South Georgian Bay?

Does ICF limit our design options?
No — ICF accommodates virtually any architectural style, from modern farmhouse to contemporary. Curved walls, tall gables, and large window openings are all achievable. The exterior takes any cladding — stone, brick, siding, or stucco — and interiors finish exactly like a framed home.
How does an ICF home handle a winter power outage?
Remarkably well. The concrete core and continuous insulation give ICF walls significant thermal mass, so the home loses heat far more slowly than a framed house. In an extended outage, that buys you days of liveable temperatures rather than hours.
Is ICF only for new construction?
Mostly, but not exclusively. ICF is ideal for new homes, foundation replacements, basement additions, and the below-grade portion of major additions. We will tell you honestly where it fits your project — and where conventional framing is the smarter spend.
Who installs the ICF — your crew or a sub?
Our own certified crew. Mighton Construction is factory-certified on both Nudura and Foxblocks, and proper bracing, concrete consolidation, and detailing are exactly the steps that determine whether an ICF wall performs as designed. We do not hand that responsibility to the lowest bidder.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
