Insulated Concrete Forms, Installed the Right Way

Insulated concrete form construction is one of the most effective ways to build a durable, energy-efficient home in South Georgian Bay. At Mighton Construction, we are certified installers for both Nudura and Foxblocks ICF systems, and we bring real-world experience applying this technology in our demanding climate.

Lake-effect snow, sustained cold snaps, freeze-thaw cycles, and wind off the bay all test a building envelope. ICF answers each one — with continuous insulation, a reinforced concrete core, and quiet, comfortable interiors that outperform conventional framing year after year.

Why ICF Makes Sense in South Georgian Bay

Lake-effect snow, sustained cold snaps, freeze-thaw cycles, and wind off the bay all test a building envelope — and ICF answers each one. Homeowners consistently report heating costs 30–50% lower than a conventionally framed home.

  • Continuous insulation — no thermal bridging and far less air infiltration, so homes stay warm through hard winters and cool in humid summers.
  • Reinforced concrete strength — a monolithic core stands up to high winds, heavy snow loads, and decades of freeze-thaw without rot, warping, or mould.
  • Quiet, healthy interiors — the mass of the wall dampens outside noise, a noticeable difference near busy roads and recreational areas.

What we build with ICF

ICF Applications We Build

From full building envelopes to foundation-only installations, we match the system to your project and budget — the Niagara Escarpment and shoreline lots we build on often favour ICF below grade.

  • Full ICF custom homes — walls, foundation, and above-grade envelope built entirely with insulated concrete forms, the quietest, most efficient home we build.
  • ICF foundations & basements — ideal for walkout basements, below-grade living space, and sloped lots common along the escarpment and shoreline.
  • ICF additions — extend an existing home with ICF walls for improved comfort and energy performance in the new space.
  • Hybrid builds — ICF below grade with conventional or timber-frame construction above, balancing upfront cost with long-term performance.

ICF Cost & Planning Guidance

ICF construction typically adds 5–10% to overall build cost compared to conventional framing, but delivers significant long-term energy savings and superior durability.

Costs vary by design, site conditions, materials, drawings, and approvals. These planning ranges are not quotes.

Our ICF Construction Process

Design Review & ICF Planning

We review your architectural plans to determine where ICF construction makes the most sense — full envelope, foundation only, or hybrid approach — and provide a cost comparison.

02

Engineering & Form Layout

Our team prepares detailed ICF form layouts, coordinates with structural engineers, and orders materials to ensure efficient installation.

03

Foundation & Wall Installation

Certified installers stack, brace, and pour ICF forms with precision. We manage concrete placement, window and door bucks, and all mechanical penetrations.

04

Integration & Finishing

Common questions

Frequently Asked Questions

What is ICF construction?
ICF stands for insulated concrete forms. Interlocking foam blocks are stacked to create wall forms, then filled with reinforced concrete. The result is a solid concrete wall sandwiched between two layers of continuous insulation — extremely strong, energy-efficient, and quiet.
Why is ICF a good choice for South Georgian Bay?
Our region experiences extreme temperature swings, heavy snow loads, and high winds off Georgian Bay. ICF walls provide continuous insulation with no thermal bridging, superior air-tightness, and the structural strength of reinforced concrete. Homes stay warmer in winter and cooler in summer with significantly lower energy bills.
Can you do ICF for just the foundation?
Yes. Many clients choose ICF for the foundation and below-grade walls while using conventional framing above grade. This is especially effective for walkout basements and homes on sloped lots where below-grade walls are exposed to the elements.
How much more does ICF cost compared to stick framing?
ICF typically adds 5–10% to the overall build cost. However, many clients recoup this through lower heating and cooling costs, reduced insurance premiums, and a home that requires virtually no exterior maintenance on ICF walls.
Are you certified ICF installers?
Yes. We are certified installers for both Nudura and Foxblocks ICF systems. Our crew has completed extensive training and has hands-on experience with multiple ICF projects in the South Georgian Bay area.
Does ICF limit our design options?
No — ICF accommodates virtually any architectural style, from modern farmhouse to contemporary. Curved walls, tall gables, and large window openings are all achievable. The exterior takes any cladding — stone, brick, siding, or stucco — and interiors finish exactly like a framed home.
How does an ICF home handle a winter power outage?
Remarkably well. The concrete core and continuous insulation give ICF walls significant thermal mass, so the home loses heat far more slowly than a framed house. In an extended outage, that buys you days of liveable temperatures rather than hours.
Is ICF only for new construction?
Mostly, but not exclusively. ICF is ideal for new homes, foundation replacements, basement additions, and the below-grade portion of major additions. We will tell you honestly where it fits your project — and where conventional framing is the smarter spend.
Who installs the ICF — your crew or a sub?
Our own certified crew. Mighton Construction is factory-certified on both Nudura and Foxblocks, and proper bracing, concrete consolidation, and detailing are exactly the steps that determine whether an ICF wall performs as designed. We do not hand that responsibility to the lowest bidder.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
