Cottages & waterfront

Built for Georgian Bay Living

A Georgian Bay cottage has to do more than look good in July. It needs to handle wind, snow, freeze-thaw cycles, shoreline conditions, and the way your family wants to use the property for years to come.

Mighton Construction builds custom cottages, waterfront homes, and vacation properties designed for four-season use. Whether you are planning a new build on a waterfront lot, a Blue Mountain chalet, or a legacy cottage upgrade, we bring the same level of planning, project management, and craftsmanship that we apply to our custom home builds.

We understand the unique challenges of waterfront and rural construction: shoreline setbacks, conservation authority approvals, septic systems, access constraints, durable exterior materials, and foundation requirements for Ontario’s climate.

From new builds on a waterfront lot to a legacy cottage upgrade, we build premium properties designed for four-season use and the way your family will use them for decades.

  • Custom cottages — purpose-built for waterfront lots and rural properties, designed for four-season family use
  • Waterfront homes — permanent residences engineered for Georgian Bay shoreline conditions, setbacks, and exposure
  • Blue Mountain chalets — ski-area vacation homes with premium finishes and winter durability
  • Cottage replacements — a year-round home built on the same cherished footprint
  • Renovations, additions & decks — larger projects and shoreline-ready outdoor living

Waterfront know-how

The Waterfront Homework, Handled

Building near the water involves approvals and site realities that catch many owners off guard — shoreline setbacks, conservation authority approvals, septic design, and foundations for Ontario’s climate. We manage them from day one so nothing stalls your project mid-build.

  • Shoreline & conservation — conservation authority approvals, setbacks, and environmental requirements coordinated on your behalf
  • Septic & servicing — septic design and approvals, wells, and site servicing planned early, often the critical path on waterfront lots
  • Built for exposure — wind off the bay, snow loads, freeze-thaw, and UV met with durable materials chosen for the site

Four-season performance

A Cottage Has to Do More Than Look Good in July

It needs to handle wind, snow, freeze-thaw cycles, shoreline conditions, and the way your family wants to use the property for years to come. We build cottages and chalets as true four-season homes — insulated, heated, and detailed so Thanksgiving and Family Day weekends are as comfortable as the long weekend in August.

  • Envelopes engineered for lake-effect snow and freeze-thaw
  • Heating, ventilation, and insulation for year-round comfort
  • Durable exteriors chosen for wind, sun, and shoreline exposure
  • ICF options for the quietest, most efficient build on the water

What Our Cottage Clients Say

From our first conversations with Jeff and Adam, we knew they understood our vision for a multi-generational cottage. The skilled team demonstrated remarkable craftsmanship in every detail of our 3,500 sq ft home, and the quality is evident throughout. They built more than a cottage — they built the foundation for countless family memories.

Common questions

Frequently Asked Questions

What areas do you serve for cottage and waterfront construction?
We build custom cottages and waterfront homes in Wasaga Beach, Collingwood, Blue Mountain, Tiny Township, South Georgian Bay, and select areas of Grey County near Blue Mountain for larger projects.
How much does a custom cottage cost to build?
Custom cottages and waterfront homes often start around $400+ per square foot, similar to or higher than custom homes, due to site access, shoreline considerations, foundation requirements, durability needs, and finish expectations. Final costs depend on design, site, and scope.
Can you build a cottage for four-season use?
Yes. We build custom cottages and waterfront homes designed for year-round use with proper insulation, durable materials, heating systems, and construction that handles Ontario freeze-thaw cycles, snow loads, and Georgian Bay exposure.
What about shoreline and conservation authority requirements?
Waterfront and cottage construction in South Georgian Bay often involves conservation authority approvals, shoreline setbacks, septic system requirements, and environmental considerations. We are familiar with these requirements and can help coordinate the approval process.
Do you renovate existing cottages?
We handle larger cottage renovations and additions where the scope justifies professional planning and project management. We are not a small repair or maintenance service.
Can you build on lots with seasonal or difficult access?
Yes. Narrow beach roads, seasonal lanes, and long private drives are normal conditions for cottage work in South Georgian Bay. We plan material staging, deliveries, and equipment access around the realities of your road — and schedule the heaviest work for the seasons when access is best.
Do you design and install septic systems?
We coordinate the full septic process — soil assessment, system design with licensed designers, approvals, and installation — as part of the build. On waterfront lots, septic placement often shapes the site plan, so we address it at the very start of design.
How do you protect the shoreline and trees during construction?
With a site plan that treats them as assets, not obstacles: silt fencing and erosion control at the water, marked tree-protection zones, and construction access routed to minimize disturbance. Conservation authority requirements are built into the plan from day one.
Can our cottage double as a rental property?
Many owners rent their cottages part-time, but rules differ by municipality — some license short-term accommodations. Tell us early if rental income is part of the plan: we will design durable, guest-friendly layouts and point you to the current local licensing requirements.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
