Renovations That Require a Real Builder

Mighton Construction provides professional renovation services to homeowners throughout South Georgian Bay — from Collingwood and the Blue Mountains to Wasaga Beach, Clearview, and the broader Simcoe County area. Whether you are updating a single room or transforming your entire home, we bring the same planning, craftsmanship, and project management to every renovation.

We are built for renovations that require real construction — opening walls, reconfiguring spaces, upgrading systems, and coordinating skilled trades. If your project needs structure, permits, and one accountable team, that is exactly what we do.

The Renovations We’re Built For

We focus on renovations that involve real construction — structure, permits, multiple trades, and professional project management. From a single room to your entire home, every project gets the same disciplined approach.

  • Kitchen renovations — layout changes, custom cabinetry, counters, plumbing, electrical, and finishing.
  • Bathroom renovations — ensuites, main baths, and accessibility upgrades with proper waterproofing and ventilation.
  • Basement renovations — recreation rooms, guest suites, home offices, and secondary-suite potential, built dry and to code.
  • Whole-home renovations — gut renovations that rethink layout, structure, mechanical systems, and finishes throughout.
  • Additions & garages — bedroom wings, family rooms, in-law suites, and detached garages or workshops.
  • Decks & outdoor living — premium PVC and composite decks engineered for Georgian Bay exposure.

How we plan renovations

Planned Like Construction, Not Guesswork

Substantial renovations succeed or fail on how well they are managed. We treat yours like the construction project it is — one accountable team, one schedule, and full control of the details that go wrong on unmanaged jobs.

  • Structure & permits handled — load-bearing changes, engineering, building permits, and inspections managed for you from day one.
  • One accountable team — demolition, framing, mechanical, electrical, plumbing, and finishing, coordinated by one project manager.
  • Your home respected — dust control, daily clean-up, and a schedule built around your household, because you still have to live there.

  • Actual trade and material invoices, visible to you
  • Changes priced and approved in writing before work proceeds
  • Weekly communication on progress, schedule, and spend

Four-season conversions

From Seasonal Cottage to Year-Round Home

Converting a seasonal cottage into a comfortable four-season home is one of our most common projects. It is more than a cosmetic update — it means upgrading the systems that let a home stand up to a South Georgian Bay winter.

  • Insulation & air sealing — bringing walls, roofs, and floors up to year-round comfort.
  • Heating & windows — efficient heating systems and windows that hold heat through the cold months.
  • Foundations & services — foundation, electrical, and plumbing upgrades where the original build falls short.

Why Mighton

Renovators Who Know These Homes

Renovating in South Georgian Bay means older construction methods, soil and drainage challenges, freeze-thaw movement, and municipal requirements that vary from town to town. Jeff and Adam Mighton have renovated homes here for decades — we know what to expect behind the drywall, and we plan for it.

The right fit

A Builder, Not a Handyman

We are not the right fit for every job. If you need a faucet replaced or a door re-hung, a handyman is a better call. But when your project involves opening walls, reconfiguring spaces, upgrading systems, and coordinating skilled trades, that is exactly the work we are built for — and it is why our renovations start at around $20k.

Common questions

Frequently Asked Questions

What types of renovations does Mighton Construction handle?
We focus on substantial renovation projects: kitchens, bathrooms, basements, whole-home renovations, and structural modifications. We are a construction company, not a handyman service — our projects typically start at $20k and up.
Do I need a permit for my renovation?
Most renovations that involve structural changes, electrical, plumbing, or mechanical work require a building permit. We handle the entire permit process on your behalf and ensure all work is inspected and compliant.
How do you price renovation projects?
We use a cost-plus, open-book approach. You see the actual cost of every material and trade, plus our transparent management fee. This eliminates hidden markups and gives you full visibility into your project's finances.
Can you renovate my cottage into a year-round home?
Yes. Converting seasonal cottages to four-season homes is a common project for us. This typically involves upgrading insulation, heating systems, windows, foundations, and often the electrical and plumbing systems.
We want to renovate but do not know where to start — can you help?
That is exactly what the first conversation is for. We will walk your home, listen to what is not working, and help you sequence the work — what to do now, what to bundle together, and what to defer — with realistic planning ranges for each piece.
Is it better to renovate room by room or all at once?
Bundling related work usually wins: one mobilization, coordinated trades, one stretch of disruption, and a lower total cost than three separate projects. But budgets and life have their own schedules — we will help you phase the plan sensibly either way.
How do you handle changes once work is underway?
In writing, priced before they happen. Any change is scoped and approved by you before work proceeds, and because the budget is open-book you see exactly what the change costs — no month-end surprise invoices.
How do you control dust and protect our home?
Sealed poly barriers and zipper doors around the work zone, floor protection on every path, negative air management on dusty phases, and daily clean-up. You are living in your home through this — we build like we remember that.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.

Full answer: How does open-book, cost-plus pricing work?

Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
