Chalets · Blue Mountain

Built for the Mountain, Every Season

A Blue Mountain chalet has to do more than look good on a bluebird ski day. It needs to handle Georgian Bay winds, lake-effect snow, freeze-thaw cycles, and a steep escarpment lot — and it needs to be as comfortable on a February morning as it is on a July evening.

Mighton Construction builds custom chalets and four-season mountain retreats in The Blue Mountains. Whether you are planning a slope-side new build, a walkout design on a steep lot, or a rental-ready chalet with short-term accommodation income in mind, we bring the same planning, project management, and craftsmanship that we apply to our custom home builds.

We understand the realities of mountain construction: steep and rocky lots, engineered foundations, snow-country roof structures, site plan control, escarpment and conservation review, and the short-term accommodation licensing many owners factor into their plans.

Mountain know-how

The Escarpment Homework, Handled

Building in The Blue Mountains involves terrain and process that catch many owners off guard — steep lots, site plan control, escarpment and conservation review, and short-term accommodation licensing. We manage them from day one so nothing stalls your build mid-project.

  • Steep, rocky lots — engineered foundations anchored to bedrock, retaining structures, and walkout levels
  • Snow-country roofs — structures rated for the area’s substantial snow loads, detailed to prevent ice damming
  • Approvals & licensing — site plan control, escarpment review, and short-term accommodation rules coordinated on your behalf

Four-season performance

A Chalet Has to Handle a Real Winter

Exposure to Georgian Bay winds, lake-effect snow, and deep freeze-thaw cycles all shape how a chalet must be built. We build for the coldest weekends of the year — insulated, heated, and detailed so the chalet performs the way you expect it to, every season.

  • High-performance envelopes engineered for lake-effect snow and freeze-thaw
  • Heat pump or radiant heating and ERV ventilation for year-round comfort
  • Heated mudrooms with built-in ski and gear storage
  • ICF options for the quietest, most efficient build in ski country

Common questions

Frequently Asked Questions

What is the difference between a chalet and a cottage build?
In our market the words overlap, but we treat them as different projects. A chalet is a ski-country, four-season mountain home — usually on a sloped escarpment lot near Blue Mountain, engineered for heavy snow loads, walkout levels, and premium finishes. A cottage is typically a waterfront or lakeside build on Georgian Bay. We build both; the site and the way you will use the property drive the design.
How much does it cost to build a custom chalet at Blue Mountain?
Custom chalets in The Blue Mountains typically start around $400 per square foot and frequently run higher. Steep lots need engineered foundations and walkout levels, snow-country roof structures cost more to build, and finish expectations in this market are premium. We provide a detailed, open-book budget before construction begins.
Can you build a rental-ready chalet?
Yes. Many of our Blue Mountain clients build with short-term rental potential in mind. We design layouts that maximize rental appeal — multiple bedrooms with ensuites, mudrooms with ski storage, hot tub pads, and durable finishes that handle high-use conditions. Note that the Town of The Blue Mountains licenses short-term accommodations, so we confirm current rules as part of planning.
Do you build on steep escarpment lots?
Yes — it is one of the things that distinguishes a Blue Mountain build. We engineer foundations anchored to bedrock, add retaining structures where needed, and use walkout lower levels to turn natural grade changes into dramatic living space with views of the escarpment and the bay.
What areas do you build chalets in?
We build custom chalets across The Blue Mountains, including Thornbury, Craigleith, and the Village area, and the surrounding South Georgian Bay region.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.

Full answer: How does open-book, cost-plus pricing work?

Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
