How long does it take to build a custom home in South Georgian Bay?
Most custom homes take 10–14 months from breaking ground, depending on size, complexity, and time of year. Design and permitting typically add 3–6 months before construction begins.
What does 'cost-plus' mean?
Cost-plus means you pay the actual cost of materials and labour, plus a transparent management fee. You see every invoice. There are no hidden markups — just honest, open-book building.
Do you build on waterfront or rural properties?
Yes. We regularly build on waterfront lots, rural properties with wells and septic systems, and sloped terrain. We handle conservation authority approvals, site plan agreements, and all required permits.
Can you build ICF (insulated concrete form) homes?
Absolutely. We are certified Nudura and Foxblocks ICF installers. ICF construction is an excellent choice for energy efficiency and durability in our climate.

This covers a complete, move-in-ready home with quality finishes. Final cost depends on site work, foundation type, architectural complexity, and your finish selections. We provide a detailed budget before construction starts.
How much does it cost to build a custom home near Wasaga Beach or Collingwood?
Most of our custom homes land between $400 and $700+ per square foot, depending on finishes, site conditions, and complexity. A straightforward build on a serviced lot sits at the lower end; a waterfront home with high-end finishes on a difficult site sits higher. We give you a realistic planning range early, before you commit to anything.
Do I need special permits to build on a Georgian Bay waterfront lot?
Usually, yes. Waterfront and shoreline lots typically require conservation authority approval — Nottawasaga Valley or Grey Sauble — on top of the municipal building permit, and often a site plan, setback review, and septic approval. We have navigated these processes many times and coordinate the approvals so your project stays on track.
What is the difference between ICF and wood-frame construction?
Wood framing is the conventional approach. ICF (insulated concrete form) builds the structure from reinforced concrete poured between two layers of rigid insulation. Compared with wood framing, ICF gives you a tighter, better-insulated, quieter, and stronger envelope — especially valuable in our climate. It can cost more up front, and we will walk you through whether it makes sense for your design and budget.
Do I need my own architect, or can you help with design?
Either works. We are glad to build from completed drawings you already have, or connect you with one of our trusted local architects and designers and coordinate the design through to construction. Detailed design and pre-construction planning are handled as a paid service.
How does financing a custom home build work?
Most clients use a construction (progress-draw) mortgage: the lender releases funds in stages as the build reaches verified milestones, then the loan converts to a standard mortgage at completion. Our custom home financing guide walks through down payments, draw schedules, and soft costs in plain language.
Can you build through the winter?
Yes — with planning. Foundations are best poured before deep frost, and we sequence framing and enclosure so interior work continues through the cold months. A winter-smart schedule is one of the reasons builds in South Georgian Bay benefit from starting the planning conversation early.
Who actually supervises the site day to day?
Our own team. Site supervision is led by our carpenters and site supervisor with Jeff and Adam Mighton personally involved throughout — not a rotating cast of project managers you have never met. You will know the people building your home by name.

Yes. Every home we build exceeds Ontario Building Code energy requirements, and as certified Nudura and Foxblocks installers we offer full ICF construction — the quietest, most efficient envelope for this climate — along with high-performance insulation, windows, and mechanical options.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
