Is it cheaper to renovate or build new?
It depends on the condition of the existing structure. If the foundation and framing are sound, a whole-home renovation can be more cost-effective than a new build. If significant structural work is needed, building new may offer better value. We can assess your home and help you make an informed decision.
How long does a whole-home renovation take?
Most whole-home renovations take 6–12 months, depending on scope. Larger projects or those involving structural changes and additions can extend beyond 12 months. We provide a detailed schedule before work begins.
Can I live in my home during a whole-home renovation?
For most whole-home renovations, we recommend temporary relocation. When the scope involves replacing mechanical systems, opening walls, and reconfiguring layouts, living on-site is impractical and can slow the project.
What about older homes with knob-and-tube wiring or outdated plumbing?
We regularly work on older homes in the Collingwood and Wasaga Beach area that have outdated electrical, plumbing, and insulation. A whole-home renovation is the ideal time to bring these systems up to current code.
Do you handle the design or do I need an architect?
For layout changes and structural modifications, we work with architects and designers. For renovations that maintain the existing footprint, our team can often manage the design in-house. We will advise you on the best approach for your project.
Can a whole-home renovation be done in phases?
Yes — many clients phase by floor or by system, spreading investment over two or three stages. We plan the phases so early work never gets torn up by later work: mechanical and structural decisions come first, finishes follow.
How do you handle asbestos or lead paint in older homes?
Homes built before the late 1980s often contain designated substances. We arrange testing where materials are suspect, and licensed abatement contractors handle removal safely and legally before our trades proceed. It is priced transparently, never ignored.
Do you renovate century and heritage homes?
We do — with respect for what makes them worth keeping. Original trim, staircases, and proportions get preserved or faithfully reproduced while structure, wiring, plumbing, and insulation are brought fully up to modern standards behind the walls.
Will a major renovation add real value to our home?
In this market, comprehensively renovated homes command a clear premium — buyers pay for work they will not have to do. More importantly, you get a home that fits how you live now. We will give you an honest view of which parts of your scope carry the most value.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
