Do I need a permit to finish my basement?

What about moisture and water issues?

What are the egress requirements for basement bedrooms?
Every basement bedroom needs a code-compliant escape route — typically an egress window with minimum opening dimensions and maximum sill height. We factor window wells, excavation, and structural lintels into the design and permit drawings from the start.
Can you soundproof the basement from the floor above?
Yes. Insulated joist cavities, resilient channel, and acoustic drywall dramatically cut sound transfer — worth it for home theatres, teen hangouts, and especially secondary suites, where sound separation makes the difference between a good tenancy and a strained one.
How do you keep a finished basement from feeling like a basement?
Ceiling height management, generous pot lighting layered with warm fixtures, properly sized windows, and the same finish quality we use on the main floor. Mechanical runs get planned around the layout — not boxed in as afterthoughts that chop up the ceiling.
Do you finish basements in brand-new homes?
Yes — and if the home is still being planned, talk to us about an ICF foundation, which delivers a warm, dry basement that is finishing-ready from day one. In new conventional builds we confirm the foundation has cured and drainage performs before finishing begins.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.

How far in advance should we get in touch?
