Bathroom renovations

Beautiful on the Surface. Bulletproof Behind It.

A bathroom renovation is one of the most technically demanding projects in residential construction. Every surface must resist moisture, plumbing must be precise, and waterproofing must be flawless — all while the finished space stays beautiful and functional for years of daily use. Mighton Construction approaches bathroom renovations with the same rigour we bring to our larger projects, because getting the details right is what separates a bathroom that lasts from one that fails.

Across Collingwood, Wasaga Beach, and the Blue Mountain area, many bathrooms were built to cottage standards. We renovate them into spaces that are properly waterproofed, well ventilated, and built for the way South Georgian Bay homes are actually lived in.

What we build

Every Kind of Bathroom, Built to Last

From compact powder rooms to spa-calibre ensuites and barrier-free designs, we deliver full renovations rather than fixture swaps. Whatever the room, the work is built to stand up to years of daily use.

  • Primary ensuites — walk-in showers, freestanding tubs, double vanities, and heated tile floors.
  • Main family bathrooms — durable, practical finishes that stand up to daily use by the whole household.
  • Powder rooms — compact spaces designed to make an impression on every guest.
  • Basement bathrooms — new bathrooms in finished basements, including rough-in plumbing and below-grade drainage.
  • Accessible bathrooms — curbless showers, grab bars, comfort-height fixtures, and barrier-free layouts for aging in place.
  • Cottage & waterfront baths — ventilation, insulation, and water-quality considerations handled for seasonal and well-water properties.

The invisible work

What Separates a Bathroom That Lasts

The most important parts of a bathroom disappear behind the tile, and we never cut corners there — we’ve been called in to fix too many that did. Waterproofing, ventilation, and structure are corrected during rough-in, not tiled over.

  • Proper waterproofing — Schluter-KERDI or equivalent membrane systems on every shower, with every joint, corner, and penetration sealed before tile.
  • Real ventilation — moisture managed with properly sized, properly ducted ventilation, critical in our humid summers and cold winters.
  • Sound structure — subfloor, framing, and plumbing issues corrected during rough-in rather than hidden behind the finishes.

Built for South Georgian Bay

Cottage-Standard Baths, Brought Up to Spec

Many bathrooms in the Collingwood, Wasaga Beach, and Blue Mountain area were built to cottage standards — small spaces with basic fixtures and inadequate ventilation. Renovating them well often means rethinking the footprint, the plumbing, and how the room handles our climate.

  • Expanded footprints — reworking tight, dated layouts into functional, comfortable spaces.
  • Upgraded plumbing — replacing older materials and improving ventilation to manage moisture in humid summers.
  • Warm, dry walls — insulating exterior walls to prevent condensation through the cold months.
  • Well-water considerations — accounting for hard water, iron, and sediment that shorten the life of faucets, shower heads, and glass.

Our Bathroom Renovation Process

01

Consultation & Measurement

We visit your home, measure the space, discuss your goals, and review your budget. We identify any plumbing, electrical, or structural considerations that will affect the design.

02

Design & Material Selection

We work with you to select tile, fixtures, vanities, shower systems, and lighting. We provide guidance on what performs well and what delivers the best value.

03

Pre-Construction

Materials are ordered, trades are scheduled, and any required permits are secured. We plan the construction sequence to minimise the time you are without a functioning bathroom.

04

Demolition & Rough-In

The existing bathroom is stripped, plumbing and electrical are relocated as needed, and any structural or subfloor issues are addressed.

05

Waterproofing, Tile & Finishing

Waterproof membranes are applied, tile is set, fixtures are installed, and all finishing details — paint, trim, accessories — are completed to a high standard.

Common questions

Frequently Asked Questions

How much does a bathroom renovation cost?
A standard three-piece bathroom renovation starts around $20k. Larger primary ensuites with custom tile showers, freestanding tubs, heated floors, and premium fixtures typically range from $35k–$75k+. We provide a detailed budget before work begins.
How long does a bathroom renovation take?
Most bathroom renovations take 4–8 weeks from demolition to completion, depending on complexity. Custom tile work, shower glass, and specialty fixtures can affect timelines. Material ordering adds 2–6 weeks before construction starts.
Can you make my bathroom accessible?
Yes. We regularly incorporate accessibility features including curbless showers, grab bars, wider doorways, comfort-height toilets, and non-slip flooring. These features can be integrated beautifully into the design without compromising aesthetics.
What is involved in waterproofing a shower?
Proper waterproofing is critical. We use Schluter-KERDI or equivalent membrane systems to create a fully waterproofed shower enclosure before any tile is installed. This prevents moisture from reaching the framing and subfloor — the most common cause of bathroom failures.
Should I renovate my bathroom at the same time as my kitchen?
If both are on your list, doing them together is often more efficient. You benefit from shared mobilisation costs, coordinated scheduling of trades, and a single period of disruption rather than two separate projects.
Are heated floors worth it?
In this climate, they are the upgrade clients thank us for most. Electric in-floor heat under tile costs relatively little during a renovation, takes the chill off winter mornings, and helps the floor dry faster. Retrofitting later costs far more — if you are tempted, do it now.
What happens if you find mould or rot behind the walls?
We document it, price the correction transparently, and fix the cause — not just the symptom. Because our budgets are open-book, hidden-condition work is priced at actual cost with your approval before it proceeds. We never tile over a problem.
Can we supply our own fixtures and tile?
Yes, with guidance. We are happy to install owner-supplied fixtures and tile, and we will flag quality or compatibility issues before you buy — some products look great online but fight the installer and fail early. Anything we supply is priced open-book.
How many bathrooms can you renovate at once?
If your home has more than one bathroom, we typically renovate them in sequence or stagger the work so one is always functional. Doing two or three in a single project saves mobilization cost and gets all the disruption over with at once.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
