General Contracting in Wasaga Beach

Mighton Construction is based in Wasaga Beach, so local projects are not an out-of-town experiment for us. We understand the building department, sandy soils, beach-area exposure, seasonal access, conservation considerations, and the practical realities of keeping a residential construction site moving in a busy waterfront community.

As your general contractor, we manage the work from the first planning conversation through closeout. That includes budget planning, permit coordination, trade scheduling, material ordering, site supervision, inspections, and quality control. Jeff and Adam Mighton stay directly involved, which gives you one accountable team instead of a collection of disconnected trades.

General contracting is the right fit when your project has enough moving parts that professional coordination will save stress, mistakes, and rework. For a new custom home, cottage, major renovation, structural addition, or ICF project in Wasaga Beach, the value is not just in who swings the hammer. It is in the planning, sequencing, communication, and accountability that hold the whole project together.

Transparent Budgets

Open-Book Project Management

We work on a cost-plus, open-book basis, so you see the real invoices and understand where the budget is going while our management fee is defined upfront. That transparency matters most on larger residential projects, where site conditions, selections, and design decisions can shift the final scope.

Client reviews

What Clients in the Area Say

They just finished our ICF basement in Wasaga Beach, and the results are incredibly solid and perfectly executed. Jeff and Adam were exceptional, overseeing every detail with expertise. It’s a huge piece of our new home, and knowing it’s built with such care gives us so much peace of mind.

Matthew Svoboda · Wasaga Beach · ICF Basement Google review

From our first conversations with Jeff and Adam, we knew they understood our vision for a multi-generational cottage. The skilled team demonstrated remarkable craftsmanship in every detail of our 3,500 sq ft home, and the quality is evident throughout. They built more than a cottage — they built the foundation for countless family memories.

Common questions

Frequently Asked Questions

What kind of general contracting projects do you take on in Wasaga Beach?
We focus on substantial residential projects: custom homes, cottages, major renovations, additions, garages, ICF work, and complex projects that need professional planning and site management. We are not a handyman or small repair service.
Do you handle permits and inspections in Wasaga Beach?
Yes. We coordinate drawings, permit submissions, inspections, engineering, and municipal communication as part of the project management process.
How does your open-book pricing work?
You see the real invoices for labour, materials, and subtrades, plus a clearly defined management fee. It gives you transparency and keeps decision-making focused on quality, value, and scope.
Can you manage a renovation while we live in the home?
Sometimes, depending on the scope. For larger Wasaga Beach renovations we plan phasing, site access, dust control, and safety carefully, then tell you honestly whether living through the work is realistic.
Do you only work in Wasaga Beach?
Wasaga Beach is our home base, but we also take on right-fit projects in nearby South Georgian Bay communities including Collingwood, Clearview, Tiny Township, Springwater, and Simcoe County.
What is the difference between general contracting and construction management?
As general contractor we hold the trade contracts and deliver the project for a defined structure; as construction manager we manage trades on your behalf for a defined fee, with maximum transparency. Both run open-book at Mighton — we will recommend the structure that fits your project.
How do you select and manage your subcontractors?
We work with a stable roster of local trades built over three decades — electricians, plumbers, and finishers whose work we have stood behind for years. Every trade is scheduled, supervised, and quality-checked by our team, and their invoices appear in your open-book budget at cost.
Do you mark up materials?
No hidden markups — you see actual supplier invoices. Our compensation is the clearly defined management fee agreed up front. Where our supplier relationships earn better pricing than retail, that saving is yours.
How often will we get updates during the project?
Expect regular, scheduled communication — progress updates, budget position, decisions coming up, and schedule outlook — plus a direct line to Jeff and Adam whenever something cannot wait. Clients consistently tell us communication is why they would hire us again.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in Wasaga Beach need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
