Professional Project Management, Open Books

Mighton Construction is a full-service general contractor serving homeowners throughout South Georgian Bay. We manage residential construction projects from initial consultation through final walkthrough — handling budgets, permits, schedules, trades, and quality control so you can focus on the decisions that matter to you.

Building well here takes local knowledge: our building departments, conservation authorities, soil conditions, and a shorter building season all shape how a project runs. With decades of work across Wasaga Beach, Collingwood, and the wider Simcoe County area — and a cost-plus, open-book approach that keeps every invoice in front of you — we keep your project moving and your budget transparent.

What we manage

Every Part of Your Project, One Accountable Team

As your general contractor, we take responsibility for the whole project — so you make the decisions that matter and we handle everything else. From the first permit to the final deficiency walkthrough, one team owns the outcome.

  • Budget management — detailed cost tracking, regular financial reporting, and proactive communication about any changes.
  • Permits & approvals — building permits, conservation authority applications, site plan approvals, and every required inspection.
  • Trade management — scheduling, supervising, and quality-checking every subtrade, with relationships built over decades of local work.
  • Material procurement — quality materials at competitive prices through established supplier relationships.
  • Schedule management — a realistic timeline maintained through our shorter building season, with changes communicated promptly.
  • Quality control — daily site oversight and a deficiency-free standard, so the work is checked before you ever have to ask.

Cost-plus, open-book

You Pay Actual Costs. You See Every Invoice.

A fixed-price contract builds the contractor’s risk into your price. Cost-plus works differently: you pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee. Our interests are aligned with yours — we don’t profit from cheaper materials or hidden markups, so every decision is made on quality and value.

  • Every trade and material invoice shared with you
  • A management fee defined upfront, in writing
  • No inflated allowances, no contingency padding
  • A complete accounting of all costs at closeout

What Our Clients Say

We just finished building our new custom home with Mighton Construction, and honestly, the whole process was fantastic. The final craftsmanship is beautiful — you can tell they only work with the best, most reliable local tradespeople. If you’re looking to build new in Tiny Township, Wasaga Beach, or surrounding areas, you won’t regret hiring Mighton.

Matt Lewis · Tiny Township · Custom HomeGoogle review

From our first conversations with Jeff and Adam, we knew they understood our vision for a multi-generational cottage. The skilled team demonstrated remarkable craftsmanship in every detail of our 3,500 sq ft home, and the quality is evident throughout. They built more than a cottage — they built the foundation for countless family memories.

Common questions

Frequently Asked Questions

What does 'cost-plus, open-book' mean?
You pay the actual cost of all materials, labour, and subcontractors, plus a transparent management fee. Every invoice is shared with you. There are no hidden markups or inflated allowances. You see exactly where your money goes.
How is cost-plus different from a fixed-price contract?
A fixed-price contract includes a contingency built into the price to cover the contractor's risk. With cost-plus, you pay actual costs — which often results in a lower total price because you are not paying for risk that may never materialise. You also benefit from complete financial transparency.
Do you manage the entire project or just specific trades?
We provide full project management — from permits and design coordination through construction and final inspection. We manage all trades, scheduling, quality control, and budget tracking.
What size projects do you take on?
We focus on substantial residential projects: custom homes, whole-home renovations, major additions, and large-scale improvements. Our projects typically start at $50k and range well into the hundreds of thousands.
Are you licensed and insured?
Yes. We carry comprehensive general liability insurance, including $5 million aggregate coverage, and maintain WSIB coverage for applicable work. All work is performed to Ontario Building Code standards and inspected by the local building department.
What is the difference between general contracting and construction management?
As general contractor we hold the trade contracts and deliver the project for a defined structure; as construction manager we manage trades on your behalf for a defined fee, with maximum transparency. Both run open-book at Mighton — we will recommend the structure that fits your project.
How do you select and manage your subcontractors?
We work with a stable roster of local trades built over three decades — electricians, plumbers, and finishers whose work we have stood behind for years. Every trade is scheduled, supervised, and quality-checked by our team, and their invoices appear in your open-book budget at cost.
Do you mark up materials?
No hidden markups — you see actual supplier invoices. Our compensation is the clearly defined management fee agreed up front. Where our supplier relationships earn better pricing than retail, that saving is yours.
How often will we get updates during the project?
Expect regular, scheduled communication — progress updates, budget position, decisions coming up, and schedule outlook — plus a direct line to Jeff and Adam whenever something cannot wait. Clients consistently tell us communication is why they would hire us again.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.

Full answer: How does open-book, cost-plus pricing work?

Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
