Additions & garage builds

More Space, Without Leaving the Property You Love

Sometimes the home you love just needs more space. Whether you need an extra bedroom, a larger kitchen, a main-floor primary suite, or a detached garage with a workshop, Mighton Construction builds additions that integrate seamlessly with your existing home — structurally, aesthetically, and mechanically.

Across Wasaga Beach, Collingwood, Clearview, and the Blue Mountains, we handle the local realities that come with expanding a home here — zoning, septic, and our climate — so the finished space feels like it was always part of the house.

What we build

Additions and Garages for More of the Home You Love

From a bump-out that transforms a kitchen to a full second storey or a detached workshop, we build the space your property is missing — matched to how your family actually lives.

  • Single-storey additions — family rooms, primary suites, sunrooms, and expanded kitchens that flow naturally from the existing home
  • Second-storey additions — adding an entire floor to a bungalow or raising the roof, with the structural assessment done right first
  • Sunrooms & bump-outs — smaller extensions that make a meaningful difference to a kitchen, bathroom, mudroom, or living space
  • Attached garages — integrated with your home’s roofline and connected by a mudroom or breezeway

The Local Homework, Handled

Adding onto a home here involves more than framing and finishes. We resolve the site and approvals questions before they become problems, and engineer every addition for our climate.

  • Zoning & setbacks — setback, lot-coverage, and height rules vary across Wasaga Beach, Collingwood, Clearview, and the Blue Mountains, so we confirm what your lot allows first
  • Septic & conservation — adding bedrooms often triggers a septic review, and properties near water may need conservation authority approval; we coordinate both early
  • Snow loads & frost — foundations and structural tie-ins are detailed for our snow loads, frost depths, and freeze-thaw cycles

Detached garages & workshops

Built Like Our Homes, Not Like Sheds

Detached garages in South Georgian Bay range from straightforward two-car structures to fully finished buildings with heated workshops, storage lofts, and living space above. Many clients use the space above as a home office, guest suite, or secondary unit where zoning permits — built to the same quality standard as our homes.

Seamless integration

Additions That Look Like They Were Always There

The difference between a good addition and an obvious one is in the details: rooflines that align, exterior materials that blend, and floor levels and ceiling heights that transition naturally. We plan the connection between old and new as carefully as the new space itself.

  • Structural assessment of the existing home before design begins
  • Rooflines, siding, and trim matched to the original architecture
  • Mechanical and electrical systems extended or upgraded properly
  • Your living space protected and isolated during construction

Our Addition & Garage Build Process

01

On-Site Assessment

We evaluate your existing home's structure, foundation, and mechanical systems to determine the best approach for your addition. We also review zoning setbacks, lot coverage limits, and septic capacity.

We handle building permit applications, conservation authority submissions if required, and any site plan or committee of adjustment processes.

04

Construction

Our crew manages demolition, foundation work, framing, roofing, and all mechanical and finish trades. We take care to protect your existing living space throughout construction.

05

Integration & Completion

We ensure the addition connects seamlessly to your existing home — matching rooflines, siding, and interior finishes so the new space feels like it was always part of the house.

Common questions

Frequently Asked Questions

How much does a home addition cost in South Georgian Bay?
Additions typically range from $350–$650+/sqft, depending on the type of space (living area vs. garage), structural complexity, foundation requirements, and finish level. A detailed budget is provided before construction begins.
Can you add a second storey to my existing home?
In many cases, yes. A second-storey addition requires a structural assessment of your existing foundation and walls. We will determine whether your home can support the additional load or if reinforcement is needed.
Do I need to move out during construction?
For most additions, you can remain in your home. We isolate the construction area from your living space. For projects that involve significant structural work to the existing home, temporary relocation may be more comfortable.
What about my septic system?
Adding bedrooms or living space often requires a septic system review or upgrade. We coordinate septic assessments early in the planning process to avoid surprises. This is especially important in rural areas of Simcoe County and along the Georgian Bay shoreline.
How long does an addition take to build?
A typical single-storey addition takes 4–6 months. Second-storey additions and larger projects can take 6–10 months. Permitting timelines vary by municipality but typically add 4–8 weeks.
Do we need an architect for our addition?
It depends on scope. Structural additions need engineered drawings for permit; larger or design-sensitive projects benefit from an architect or designer. We can work with professionals you have already engaged or coordinate design through our own trusted partners.
Will an addition trigger a septic system review?
Adding bedrooms or plumbing fixtures often does, especially on rural and waterfront properties. We assess septic capacity early in planning so an upgrade — if one is needed — is priced into the budget rather than discovered mid-build.
Can you build a suite above the garage?
Where zoning permits, yes — garage lofts and secondary suites are increasingly popular for home offices, guests, and rental income. Suites carry additional code requirements for fire separation, egress, and HVAC, all of which we design in from the start.
How do you keep the rest of our home liveable during construction?
We isolate the work zone from your living space, seal openings against dust, maintain safe access, and schedule the noisiest work predictably. Most addition clients live at home comfortably for the entire project.
How does your open-book, cost-plus pricing work?
You pay the actual cost of materials, labour, and subcontractors, plus a clearly defined management fee — and you see every invoice along the way. There are no hidden markups or padded allowances. It keeps our interests aligned with yours: we have no incentive to cut corners, because we do not profit from the difference.
Do you handle building permits and inspections?
Yes. Depending on the project scope, we coordinate or fully manage permits with the municipality, arrange required inspections, and handle conservation authority applications where properties in South Georgian Bay need them. Every project we build is permitted and inspected.
Can you work from plans we already have?
Absolutely. We regularly price and build from completed architectural drawings. If you are earlier in the process, we can also coordinate design and pre-construction planning with architects, designers, and engineers we trust.
Are you licensed and insured?
Yes. Mighton Construction Limited carries $5 million in aggregate liability coverage and maintains WSIB coverage for applicable work, with clearance information available on request. All work is built to Ontario Building Code and inspected by the local building department.
What happens after I submit the contact form?
We aim to respond to serious project enquiries within 1–2 business days. The first step is a free phone conversation about your goals, timing, location, and rough budget. If the project is a good fit, we arrange a site visit and provide early guidance and a ballpark estimate.
How far in advance should we get in touch?
Earlier than you think. We intentionally take on a limited number of projects each year so Jeff and Adam stay personally involved in every one — which means our calendar fills ahead of the season. Talking early also gives design, permits, and material lead times the room they need.
